THREAD is a newly completed conversion of an existing building that has ties back textile and carpet businesses. The building has been completely re-imagined into 32 amazing one and two bedroom apartments situated right on the Neponset River. You’ll find open concept floor plans with modern white cabinets, durable laminate flooring, quartz counter tops, carpeted bedrooms, in-unit laundry, deep window sills/shelves, and super efficient systems for heating and cooling. All of this is located in the Readville/Hyde Park neighborhood of Boston close to commuter rail, highways, great shops and restaurants, and places like Blue Hills, Stony Brook Reservation, and Legacy Place are just a short drive.
We ask for a Zumper report of most of our tenants, but a self supplied credit report is an option but must contain all of the information we need. Zumper is a $30 charge for this and it is a soft credit pull. You pull your credit and share it with us. This is a great tool on your search for any rental property, it can be used with us and many others if our unit is not a fit or your application is not accepted. The online application allows tenants to supply a copy of their credit report they may have pulled, like the one you can pull from Credit Karma. If this report does not contain all of the information we need, you will be asked to complete the Zumper process as well. The Zumper request will originate as a request from Kris MacDonald our office manager. The reports will provide us all the details to present your application to the landlord. We need to provide a debt to income ratio and a self supplied credit report must be no older than 60 days and include the monthly payments along with a two year history. Non occupant co-signers must reside in-state and will be required to provide all information as well. Our office does not make the final call on any tenants and without landlord approval. An applicant should not consider a rental property secured until they are presented with a lease to sign and the lease counter signed by the landlord.
THREAD is a non-smoking building and smoking is not allowed on the interior of any units or common halls.
Payments on all lease and brokerage fee amounts must be made with certified checks/money orders, personal checks are not accepted for anything other than hold deposits. Once a lease is signed the tenant has formally committed to the tenancy and legally bound by the contract. Keys are delivered no earlier than 4 days before commencement of the lease period. Any variation in timing will result in a pro-rated rental payment and lease amendment. The landlord has supplied a list of criteria for their ideal tenants. 680+ FICO Credit Score, Rent + Expenses Not to Exceed 55% of Income, No Prior Evictions, No Felony Convictions. Source of income is not a determining factor, but you will be required to provide income verification of ability to pay regardless of source.
Will THREAD offer any affordable unit? Yes, many buildings over 10 units are required to have a certain number of units under 40B. These units are are available based on 70% of the area median income. The process for application for these units was done through a lottery process. Maloney Properties handled the lottery and will be handling the waiting list for these units going forward.
